9 Steps to Ground Breaking

1) Assess your Building Lot (Site visit with Builder)
Locate all property corners
Locate Subdivision Plan
Talk with your Builder concerning the following information:
• Set back information
• Location of Septic/Well or Public Water/Sewer
• Erosion and Sediment control plans
• Your desired floor plan and Home set

2) Obtain Lot Information
Electric service provider, apply for service
Public water and service providers, if septic – perk test results
Phone and cable service providers
Consideration of heat source (Oil, Propane, Natural Gas, Geo-Thermal)
Call Township for “Building Permit Pack” this will include all required permits

3) Sign Agreement with Builder

4) Permits (Permits required to obtain the General Building Permit)
Erosion and sediment control plan
Septic Design
Well Permit
Driveway permit (State Rd.)
Res Check (energy compliance)

5) Product and color selections
Kitchen and Bath cabinetry
Appliances
Plumbing fixtures
Lighting fixtures
Flooring (Tile, wood, carpet, etc.)

6) Completion of Construction Drawings
Review check prints for final changes
Final review of all product and color selections
Review all pricing including credits and change orders
Approval for Construction

7) Permits (Completion of General Building Permits)
General permit application
• Final construction plans are issued
• Approved septic and well permits or public water and sewer
• Approved Erosion and Sediment Control plan
General permit preparation
• Driveway Permit
• Plumbing Permit
• Electrical Permit
• Res check (Energy Compliance)

8) Settlement with Lender
Settle on Construction Loan
Settlement on property (if not previously done)
Homeowner Risk of Loss and Liability Insurance

9) Final “Stake Out” with Builder and Excavator
Must have allCompleted Items
• All state and Local Permits
• Final construction documents and all color selections completed
• All financial arrangements complete
• Lot ownership complete
